What is the right floor for a working farmhouse?

One that starts at the door.

The highest-value flooring decision on a rural Dixon property is the entry, not the living room. A proper walk-off zone — tile or heavy-duty LVP for the first several feet inside every exterior door, with a real recessed mat — captures the grit before it reaches anything else. Every other floor in the house lasts substantially longer for it.

A mudroom with a floor drain is better still where there is space. It sounds like a commercial specification because it is one, and on a working property that is exactly right.

Beyond the entry, the ranking on a farm property is straightforward:

• Tile in entries, mudrooms, laundry and bathrooms. Nothing else takes that abuse indefinitely.
• Luxury vinyl plank, 20 mil or heavier, through kitchens and family rooms.
• Hardwood in the formal rooms and bedrooms, where boots do not go.

Are Dixon's older houses worth restoring?

Frequently, yes. Downtown Dixon and the older residential streets have early-twentieth-century homes on raised foundations, and a good number still have original Douglas fir under later coverings.

The complication on farmhouses specifically is additions. A house that has been extended three times over a century may have three different subfloor types, three floor heights and two species of original wood. Making that read as one house is real work — it means planned transitions, sometimes deliberate species changes at doorways, and a decision about whether to unify everything or let each era show.

We would generally rather let the eras show, done deliberately, than pretend a 1918 house and a 1994 addition are the same building.

Does the dust really matter that much?

Yes, and it is underrated. Fine agricultural dust in a Central Valley summer is abrasive, and it gets everywhere. Under a shoe it acts on a floor finish exactly the way sandpaper does.

The practical consequences:

1. Walk-off zones matter more here than anywhere else in our service area.
2. Finish choice matters. A tough two-component water-borne finish outlasts a cheaper single-component product substantially under this kind of wear.
3. Recoating on a schedule matters. A buff and recoat every few years, before the finish wears through, keeps a wood floor going almost indefinitely. Left too long, the finish wears through to bare wood and the only option is a full refinish.

That last point is the single most useful piece of advice we can give a Dixon homeowner with a wood floor, and it saves a great deal of money over a decade.

What about winter fog and damp?

Dixon sits low enough to get proper tule fog — heavy, persistent, and it lasts for days at a time in December and January. Combined with the very dry summers, the annual humidity range here is among the widest we work in.

Solid hardwood will move across that range. Gaps in August, closed in January. It is normal and it is not a defect, but it is worth knowing before you choose a wide plank in solid wood.

Engineered hardwood eliminates most of it, and rigid-core LVP is entirely indifferent.

Is Dixon too far for you to work in?

It is the outer edge of our regular service area at about 50 minutes, and we work there routinely. What distance means in practice is scheduling: we group Dixon jobs where we can rather than making repeated single trips, so the estimate and the work may be scheduled with a little more lead time than a Napa property.
