What is luxury vinyl plank?

LVP is a multi-layer plank: a rigid core, a printed film that photographs real wood, and a clear wear layer on top. The good ones are convincing enough that people ask what species it is. The cheap ones repeat the same four board images across a whole room, and once you notice it you cannot stop.

The two core types matter:

• SPC (stone-plastic composite) — dense, very stable, resists dents from furniture and does not react to temperature swings. Harder and louder underfoot.
• WPC (wood-plastic composite) — lighter and warmer to walk on, slightly more forgiving over an uneven subfloor, and easier to dent.

For a sunroom, a conservatory or anywhere that gets direct Napa summer sun through glass, SPC is the safer choice — WPC can expand in extreme heat.

Where is LVP genuinely the right answer?

• Kitchens where somebody will eventually leave a dishwasher running with a bad seal.
• Bathrooms and laundries — not just splashes, actual standing water.
• Basements and any below-grade room.
• Rental properties, where the calculation is turnover cost rather than lifetime value.
• Households with several large dogs, where a hardwood floor becomes a maintenance project.
• Anywhere over a slab with a moisture problem that mitigation cannot fully solve.

Where is it the wrong answer?

In the main living areas of a house you intend to keep. This is worth saying plainly even though it costs us the sale: LVP wears out, hardwood ages. A wood floor with a worn finish gets refinished and looks new; an LVP floor with a worn wear layer gets replaced. Over thirty years, the wood costs less and is worth more.

If a wood floor is already down under your carpet — and in a large number of Napa, Vallejo and Benicia houses it is — refinishing it will almost always cost less than covering it with vinyl and will be worth more when you sell.

What wear layer do I need?

The wear layer is the clear film on top, measured in mils. It is the number that decides how long the floor lasts.

For a family house with pets, 20 mil is the sensible floor. The price difference against 12 mil is small; the difference in how it looks after five years is not.

How is LVP installed?

Most rigid-core LVP floats — the planks lock to each other and rest on the subfloor. That makes it fast, and it makes it tolerant of a subfloor that is not perfectly flat, though "tolerant" has limits and a badly dipped floor still needs leveling.

It can often go over existing tile, vinyl or a sound wood floor, which avoids a demolition. It cannot go over carpet, and it cannot go over anything that is loose, damp or badly out of level.

Glue-down LVT is used in commercial settings and where the floor needs to feel absolutely solid underfoot.

Air quality and phthalates

Vinyl flooring has a history worth knowing about. Modern products from established manufacturers are phthalate-free and independently certified for indoor air quality — FloorScore is the certification to look for. It is worth asking, particularly for a child's bedroom, and it is a reason to buy through a showroom rather than a marketplace listing of unknown origin.
